Quantity surveyor (QS) fees in the UK depend on the size and length of the project and how the QS is engaged. There are three common pricing models, and most firms will quote whichever suits the work.
Fixed fee
For a defined, one-off piece of work — a cost plan, a bill of quantities or a single estimate — a QS will usually quote a fixed fee. This is the easiest to budget for and is common on smaller projects and domestic work.
Day rate
For shorter or ad-hoc engagements, a QS may charge a day rate. UK day rates typically fall in the £350–£600 range, varying with seniority, region and specialism. London and major-project rates sit at the higher end.
Percentage of construction value
On larger projects where the QS is engaged across the whole build, fees are often a percentage of the construction value — commonly around 1–3%. The percentage usually falls as project value rises, because the work does not scale one-for-one with cost.
What affects the fee
- Project size and complexity — more elements, more risk, more time.
- Scope of service — a full cost-management role costs more than a single estimate.
- Procurement route — some contracts need more QS input than others.
- Region — labour and overhead costs vary across the UK.
